Our property management services usually range from 7% to 10% for clients, and these fees are applied when a unit is rented out. We offer reduced rates for owners of extensive portfolios and multi-family properties. Additional fee's may apply for placing new tenants and renewing existing leases.

It's important to highlight that Bellum PM does not markup any maintenance or repair costs.

Recent Rental Comparisons: We draw insights from our comprehensive local lease transaction database covering the past 1 to 3 months. This allows us to develop a solid understanding of the current rental rates in the market for properties of similar sizes and quality.

Real-Time Market Evaluation: Using our market activity tracker, we keep a close watch on the level of interest shown by potential tenants in comparable listings that are currently available. This data helps us establish pricing benchmarks and fine-tune marketing approaches to increase engagement and secure lease agreements.

In-Person Assessment: Once we've analyzed both historical and ongoing market trends, your dedicated property manager conducts an on-site evaluation. This  process assesses every aspect of the property that might not be fully captured by data-driven analysis.

We are! Tenants will never have to wait to hear back and to get maintenance issues resolved. 

Bellum PM collects rent on the 1st of each month. Following the lease guidelines outlined by your local government, tenants have until the 5th of the month to pay their rent before any late fees are applied.

After the rental income is collected from your tenants, the funds will be transferred to your chosen account through ACH.

Your dedicated property manager will handle all unpaid maintenance expenses each month using the rental income we receive. You will be able to view a breakdown of every expense in your monthly owner statement.
